Dear Valued Sun City Anthem Resident:

Sun City Anthem was the first community in which Del Webb attempted to continue managing the homeowner's association following transition of the homeowners association to a resident-controlled board. A trial period was allotted per the Management Agreement that was enacted after transitioning the community to resident-control this past summer in order to test this new community management system. During this period, Del Webb determined that managing the homeowner's association after transition does not fit our current business strategy or best meet the needs of a transitioned community.

As a result of this business decision and after much consideration, the Del Webb Management Company is planning to end its management term with the Sun City Anthem Community Association in the coming months. We have thoroughly evaluated this situation and believe that it is in the best interest of the Sun City Anthem community and its residents to retain an independent community management company that is not affiliated with Del Webb

It is Del Webb's intention to continue to engage in a healthy and productive relationship with the Sun City Anthem Board of Directors. The decision for the Del Webb Management Company to end its management term with the Sun City Anthem HOA will not affect our continued involvement in the Sun City Anthem community. It is our unending commitment to you to ensure that you enjoy your Sun City Anthem lifestyle. Del Webb will be building homes for another two years in this community and we will continue to be visible and accessible to our residents.

The exact end date for the Del Webb Management Company has not yet been determined. It is the responsibility of the Sun City Anthem Board of Directors to determine and publicize that date. It is also the responsibility of the Board to interview and select the replacement management company, a process that they have not started yet. I plan to continue to work closely with my fellow Board members to make this transition successful.

If you have any questions, please contact Wendy Linow, Sun City Anthem Community Association Manager, at (702) 614-5801.

Sincerely,

Dea McDonald
Sun City Anthem Board Member
