Pres., Anthem Authors |
A letter read to the Minuteman Foundation, Inc,
Board of Trustees Meeting on July 6.
APPEAL TO THE COMMUNITY
The community is about to lose valuable assets which have helped
made Sun City Anthem the desirable and wonderful place it is to
live.
As you know, the Community Service Club is the action arm in the
community of the Minuteman Foundation. The Home Maintenance
Committee of the Community Service Club – we’re the ones who help
neighbors who cannot safely perform essential routine home
maintenance tasks -- will cease operations as we know them at the
end of the year unless someone steps forward to manage the group.
Kris and Bill Kohn took over as chairmen of the Home Maintenance
Committee in April 2004. Since that time, close to 500 Sun City
Anthem residents who are unable to perform routine home
maintenance tasks for themselves have been helped by their team of
40 volunteers.
This valuable and much appreciated service is about to go away
unless someone else steps forward to take over management of this
volunteer group when the Kohn’s step down at the end of the year.
I can also tell you that Fern Modena, Chairman of the
Transportation Committee – the volunteer group which provides cars
and drivers to take our non-driving residents to doctor
appointments, grocery and pharmacy shopping, etc. -- and Secretary
of the Community Service Club will also be stepping down. Fern has
been serving three years.
Lois Campbell, Chairman of the Living with Disabilities Committee
– the group which helps and supports people with limited mobility
– is also stepping down. Lois has served for more than three
years.
In each of these cases, repeated appeals for others to take over
management of these groups have gone out, but, to date, nobody has
stepped forward and made the commitment.
I’m here today to inform you of this situation in the community
and the Community Service Club and of the unknowns which lay
ahead. And as well connected community leaders, I’m asking for
your assistance to help us spread the word of our plight, with
hopes that you may touch someone within your circle of influence
who is willing to make that commitment to serve the community.
Thank you.
Bill Kohn
Please call me if you would like to do some "neighbors helping
neighbors" work for the Community Service Club.

Sun City Anthem Business Development Club
Dear Business Development Club Members and
Fellow SCA Residents:
As leader of the SCA Business Development Club, I have recently
been placed in a difficult situation. I was asked by SCA Board of
Directors (BoD) members to cancel and reschedule our July 10th
seminar to analyze the Trumpets Lease Agreement. Although our
professional club has business expertise to offer our community
association, we are being discouraged by a few SCA Directors from
using the Trumpets Agreement as a case study for our Summer
Business Seminar Programs.
Unfortunately, the BoD is also demanding secrecy for their
Trumpets Lease management actions since 2002. This can be a
dangerous business practice for this kind of organization with
extremely valuable lease property. BoD members do not appear to be
aware of the potential legal and financial risks these secret
actions can create for themselves, for the SCA Association, and
for our developer.
For example, if a significant numbers of SCA residents are highly
dissatisfied with the Trumpets Lessee performance, and if the SCA
Board’s secret management actions are a contributing factor to
lessee performance failures as well as the creation of major SCA
financial losses, SCA Board members can be subject to group and
individual legal actions by members of the SCA Community
Association. In an organization like ours (with over 10,000
residents possessing high levels of business expertise and energy)
open agreements and open administrative actions are essential to
avoid rumors and distrust.
Contrary to the Board of Director's perception, our BDC seminar
series is intended to pool the business expertise in our community
to demonstrate more effective and less risky ways to achieve
community objectives with regard to Trumpets and other properties.
These seminars will not be complaint sessions. They will review
the strengths and weaknesses of the existing Trumpets Agreement
and explain ways to achieve highly effective compliance by the
lessee. The expected outcomes will be to improve community
business expertise and to train residents to assist a BoD in
achieving the desired service levels and the highest ROI from such
high-value resources as our Trumpets Restaurant and associated
Anthem Center properties.
In view of the above, the BDC has decided to move forward without
further delay. The first of our series of Lease Agreement Seminars
has been rescheduled for the Anthem Center Concord Room on
Wednesday, July 12, @ 7 PM. This initial seminar is open to all
SCA residents. If appropriate, future seminars may need to be
limited to BDC members and personal guests.
Reference materials for the July 12th seminar and future
announcements for other seminars in this series will be routed via
email. If you are not yet a member of the BDC, and/or not on our
mailing list, please contact us to sign up as soon as possible.
You will want to support the BDC in this and other areas as we
work to provide business support to our community--as well as to
ourselves!
Please forward this notification to any SCA resident you believe
will be interested in our July 12th seminar. We would like to
receive feedback--even if they are unable to attend the meetings.
Sincerely Yours,
Robert E. Frank
