    Unless an item is pulled for discussion, the Board of Directors may take action on all consent Agenda Items (IX--A through IX--H) with one motion, accepting the recommendations as stated on the Agenda Item.

      Recommendation: Accept

    3. Community Standards –

      1. Failure to Landscape - CC&Rs Article IV.4.3(b)
        Case Nos. 609, 610, 611, 612, 614, 615 and 617

        If landscaping is not installed by April 29, 2007, to be deemed a continuing violation and a fine be imposed in the amount of $100.00 each week to begin April 29, 2007 until landscaping is installed.

      2. Incomplete Landscaping - CC&Rs Article IV.4.3(b)
        Case Nos. 613, 619, 620, 621 and 623
        If landscaping is not complete by April 29, 2007, to be deemed a continuing violation and a fine be imposed in the amount of $50.00 each to begin April 29, 2007 until landscaping is completed.

      3. Maintenance of Landscaping - CC&Rs Article V.5.1.
        Case Nos. 623 and 624
        If landscaping is not installed by April 29, 2007, to be deemed a continuing violation and a fine be imposed in the amount of $100.00 each week to begin April 29, 2007 until maintenance is corrected.
        Staff Recommendation: Approve all of the above.

    4. Enforcement Department –
      The Covenants Committee hearing panel reviewed the following cases presented by the Enforcement Department on 3/14/07. The Covenants Committee recommends the Board of Directors approve the following fines:

      1. Case # 07-09 – Violation of CC&R, Article 2 as amended and Article 3.1(b) Age Restriction, as amended.
        Recommendation - $100.00 initial fine be imposed on 4/6/07. If not cured, then starting on
        4/20/07 a continuing violation fine of $100.00 every seven days thereafter until cured.

      2. Case # 07-10 – Violation of CC&R 3.6(a), Animals and Pets, 3.6(g) storage, and 3.6(l)
        Unsightly or Unkempt conditions.
        Recommend $1,000.00 (one thousand dollar) initial fine to be imposed on 4/6/07. If not cured,
        then starting on 4/20/07 a continuing violation fine of $50.00 each and every day thereafter
        until cured.
        Note – The recommendation of the Hearing Panel reflects their decision that this violation impacts the health, safety, and welfare of the Community.

      3. Case #’s - 07-12, 13, 14, 15, 16, 17, 18 – Violations of CC&R, Article 2 as amended
        and Article 3.1(b) Age Restriction, as amended.
        Recommendation - $100.00 initial fine be imposed on 4/6/07. If not cured, then starting on 4/20/07 a continuing violation fine of $100.00 every seven days thereafter until cured.

    5. Property and Grounds Committee:
      Report-No Action Items
      Recommendation: Approve

    6. Finance Committee:

      1. The Finance Committee recommends that the Board accept the responses to the five comments in the 2005 Audit Management Letter from Hilburn & Lein, dated October 16, 2006.
        Recommendation: Approve

    7. Lifestyle Committee:

      1. The updated bylaws of the Travel Club were approved.

      2. The application for the Republican Special Interest Group was approved.

      3. The Rules and Regulations were amended for Garage Sales.

        1. Section VI GENERAL MEMBERSHIP RULES AND GUIDELINES

        2. Section K on Page 19
          Now Reads: “Garage Sales: Garage sales are only permitted in SCA under the following conditions;
          Changed to Read: “Garage Sales: Garage sales (parking lot sales) are only permitted in SCA under the following conditions.

      4. Sun City Anthem Parking Lot Sales shall be permitted up to four times a year.

      5. The Lifestyle Committee approved charging non-resident guests of drop-in players or dancers a five-dollar fee for using the Fitness Center. This is just defining the $5 guest charge.

    8. Architectural Review Committee:
      The following were approved by the ARC at their business meeting on March 13, 2007.

      1. Item 2007-3-1 - Augusta Turf was approved for installing synthetic turf in Sun City Anthem.

      2. Item 2007-3-2 - A 200 square foot front addition was approved to be built by Bennett Builders.

      3. Item 2007-3-3 - A 96 square foot rear yard addition was approved to be built by Bennett Builders.

      4. Item 2007-3-4 - A 468 square foot casita was approved to be built by Bennett Builders.

      5. Item 2007-3-5 - A 504 square foot rear yard addition was approved to be built by Bennett Builders.

      6. Item 2007-3-6 - A 316 square foot front addition was approved to be built by American Remodeling.

      7. Item 2007-3-7 - Developer wall alteration for removal of one course of block for infinity edge pool was approved.

      8. Item 2007-3-8 - A 429 square foot casita was approved to be built by Bush Construction.
        RECOMMENDATION: Approval

Activities director Greg Dreyer, gives viewers a preview of upcoming SCA activities. Don’t miss this week's Maintenance Minute with Megan Goodfellow. Megan demonstrates the best way to keep our shower enclosures looking new. In her Nutrition Helps segment, Sue Simecka chats with Amy Miracle to dispel myths about metabolism versus body weight. In her humorous “Something to Think About” segment, Lois Krashin tells about a friend’s recent call to a credit card company. Favil West gives the Board President’s Report and welcomes Pulte VP Jeremy Fritz, who gives us first glimpses of the new Building 3. The Minuteman Foundation is the organization which provides the funding needed to support the activities of the Community Service Club. The Foundation is a 501 (c) (3) charity.

The goal of The Minuteman Foundation is to fund the many and diverse needs of the elderly in each and all of our growing communities.

Pursuant thereto we have allied with the Community Service Club to provide free assistance to SCA residents. The services included are:

Transportation: To local area medical providers or supermarkets. Three (3) business days notice required to arrange for your ride.

Equipment: We will loan you (on a temporary basis) a wheelchair, walker, crutches, cane, or other durable medical equipment.

Home Maintenance: Assistance with minor home maintenance chores such as: cleaning or replacing overhead air filters, replacing batteries in smoke alarms and carbon monoxide (CO) detectors, or changing overhead light bulbs.

Home Assistance: Resource Directory of information on fee-based, discount, and many other services available to seniors. Volunteers will also shop and deliver groceries or prescription medication to residents who are temporarily homebound.

Support Groups: CSC sponsors several support groups to assist the residents of Sun City Anthem. These groups are:

  • Living “Well” with Disabilities (physical mobility)
    2nd Tuesday, 1—2:30 p.m., Anthem Center

  • Alzheimer’s Caregivers
    3rd Monday, 6:30—8:30 p.m., Former Sewing Room

  • Bereavement — please call 614-5862 for information.

  • One on one guidance through Jewish bereavement protocol

  • One on one grief counseling for loss of a child

  • Friends of Bill W. Meeting of Alcoholics Anonymous -
    Every Monday, 7 p.m., Independence Center.

  • Home Caregivers (for those caring for a loved one at home)
    3rd Monday 1:30—2:30 p.m. Anthem Center.
